Beds hand-weeded and re-edged, shrubs pruned, volunteer trees pulled, and every bit of debris hauled away, from $797. One visit that resets the property so regular maintenance can keep it that way. Backed by more than 600 five-star reviews and fourteen years caring for Northern Virginia properties.

Start clean

Maintenance keeps a yard in shape. It can't get it there.

A new house, a landscaper who stopped showing up, or one busy summer, and the beds are full of weeds, the edges are gone, and small trees have started growing where nobody planted them. A monthly visit can't catch up on that. It spends every trip fighting the backlog.

An initial cleanup does the catching up in one go: weeds out, edges back, plants pruned, debris gone, and a pre-emergent down so the weeds don't come straight back. After that, keeping it looking good is the easy part.

What's included

What the cleanup includes

Everything it takes to bring the maintained parts of the property back under control.

  • Beds and walkways weeded by hand

Garden beds, gravel walkways, rock swales, and dry creek beds are hand-weeded, then the beds are re-edged and ground cover is trimmed back inside its boundaries.

  • Fertilizer and pre-emergent

A one-time application of garden bed fertilizer and pre-emergent weed control, to help the plants recover and keep new weeds from coming right back.

  • Shrubs and small trees pruned

Shrubs pruned where needed, dead perennial growth removed, ground covers tidied, and suckers and low branches taken off ornamental trees under 16 feet.

  • Volunteer trees removed

Self-seeded trees that have taken root in beds and along fences are removed while they are still small, up to 3 inches across.

  • Debris hauled away

Sticks under 6 feet, leaves, light trash, and landscape debris are collected and taken away, and beds and lawn are blown clean.

  • Ready for regular maintenance

The point of the cleanup is a property that is easy to keep up, so ongoing landscape maintenance can take it from there.

What a cleanup doesn't cover

Hard shrub cutbacks, full ivy or ground cover removal (we trim it back to shape near walkways), and natural, unmaintained, or wooded areas unless your quote specifically includes them. If your property needs any of these, we will say so before we start.

Finish the beds with fresh mulch right after the cleanup, then keep them that way with landscape maintenance

The local picture

Why yards get away from people here

It rarely takes neglect. Northern Virginia's growing season does most of the work:

  • Things grow fast here.

Long, humid Northern Virginia summers mean a bed left alone for one season fills with weeds, vines, and ground cover that has crept past its edges.

  • Volunteer trees take hold quietly.

Oaks, maples, and other big trees drop seeds into beds and fence lines every year. Pulled while small, they come out cleanly; left for a few years, they become a removal job.

  • Weeds come back without a plan.

Pulling weeds alone only buys a few weeks. The pre-emergent and fertilizer in the cleanup give the beds a head start so they stay cleaner afterwards.

  • A clean start keeps upkeep affordable.

Regular maintenance is priced for a property that is under control. Getting it there first is what keeps the monthly work simple and the price fair.

Reset it once, keep it up after, and the yard stays easy.

Pricing

One cleanup, then maintenance

An initial yard cleanup starts at $797, priced by the size of the property and how overgrown it is. Mulch can go down right after it, priced by bed area with no separate minimum.

Then keep it that way. Monthly landscape maintenance is included in the Timesaver and Lifesaver plans, or available on its own from $299 a visit.

Honest by default

Is an initial cleanup the right fit for your yard?

We’re usually a strong fit if you:

  • Have beds and borders that have gotten away from you, or just bought a home that needs a reset
  • Are switching landscapers and want to start from a clean slate
  • Want the property in shape before starting regular maintenance

We’re probably not the right fit if you:

  • Need ivy or ground cover removed entirely
  • Need wooded or natural areas cleared
  • Want shrubs cut back hard

An initial cleanup trims ivy and ground cover back to shape near walkways and covers the maintained parts of the property. Full ivy removal, wooded areas, and hard shrub cutbacks are separate jobs, and we will tell you up front if your property needs one.

How it works

Getting started is straightforward

  1. Reach out

Call or use the form and tell us what the property needs.

  2. We look at the property

Often from satellite imagery, with a site visit when beds are overgrown or hard to see from above.

  3. You get a clear quote

Priced by property, with the scope written out so you know what is included.

  4. We clean it up

Beds weeded and edged, plants pruned, debris hauled away, and the property ready for regular maintenance.

Five-star reviews from Northern Virginia homeowners

Fourteen years of consistent, communicative property care, and one yard at a time, it’s earned the kind of trust that shows up in the reviews.

Potomac Lawn Professionals have been doing a great job mowing my lawn weekly. I asked for a quote to redo my whole backyard not thinking I would actually go forward with it. But the plan they put together was good and the price was so reasonable I decided to go ahead with it. A week later my backyard looks great!

I switched over to Potomac a couple of years ago after another landscaper's services continued to be underwhelming. Potomac is everything I could have ever hoped for. Great customer service, quick email response times, fair prices, and a respectful and organized crew. They charge per service as it happens so you are always updated as to what they are working on and when. If additional items come up, they are very flexible to discussing it and offering their transparent opinions. I also don't feel I'm ever up-charged which is great.

Common questions

Yard cleanup in Arlington, VA: answered

How much does a yard cleanup cost in Arlington, VA?

An initial yard cleanup starts at $797. The exact price depends on the size of the property and how overgrown the beds are, and the quote spells out exactly what is included.

What does an initial yard cleanup include?

Hand-weeding of garden beds, gravel walkways, rock swales, and dry creek beds; re-edging beds and trimming ground cover; a one-time garden bed fertilizer and pre-emergent weed control; pruning shrubs, removing dead perennial growth, and pruning suckers and low branches from ornamental trees under 16 feet; removing volunteer trees under 3 inches across; and hauling away sticks, leaves, light trash, and landscape debris.

What is not included?

Hard shrub cutbacks, full ivy or ground cover removal (we trim it back to shape near walkways), and natural, unmaintained, or wooded areas unless they are specifically noted in your quote.

Do I need a cleanup before starting landscape maintenance?

If the beds have gotten away from you, yes. The cleanup brings the property to a state that is easy to maintain, and regular landscape maintenance keeps it there.

Can you put mulch down after the cleanup?

Yes. Fresh mulch goes down best right after a cleanup, on beds that are already weeded and edged, and it is priced by bed area with no separate minimum when it follows a cleanup.

Do you haul away the debris?

Yes. Sticks under 6 feet, leaves, light trash, and landscape debris are collected and taken away, and beds and lawn are blown clean.

Do you remove small trees?

We remove volunteer trees, the ones that seeded themselves in beds and along fences, up to 3 inches across. Larger trees are a separate job.

When is the best time for a cleanup?

Any time in the growing season. Early spring sets the beds up for the year, and fall clears out a season of growth before winter.

Is there a contract?

No. An initial cleanup is a one-time service. If something isn't right, tell us within 24 hours of the visit and we'll come back and make it right.

What areas do you serve for yard cleanups?

Arlington is the primary service area. We also serve nearby Northern Virginia communities including Falls Church, McLean, Tysons, Vienna, Dunn Loring, Idylwood, Pimmit Hills, Seven Corners, Lake Barcroft, and Bailey's Crossroads.

Ready when you are.
